In the middle of it all...

We like to do things big, I suppose! I am just decompressing from the month of May!
Some highlights of May:
Started construction, our twins turned 6 yrs old, my husband celebrated a birthday, my mom celebrated a birthday, mothers day, family birthday party for twins, friend birthday party for twins, school birthday party for twins, a ballet recital complete with technical and dress rehearsals, karate, tap, jazz, countless t ball games, basketball, gymnastics, and a 4 day hospital stay for my husband complete with shuffling off kids.

Oh, and somewhere in the middle of it all we put our entire life's belongings into storage, closed on our house of eight years, moved in with my mother, and enjoyed he excitement of watching someone else begin construction on our new home!

Selections, Selections, OH MY!!!

Overall, I will say that this process has been pretty simple. Ryan has their system down, and it certainly works for them, at least. Their systematic approach to selections is certainly why they are able to keep home building within the affordable range for thousands of buyers each year.

Truthfully, I kind of liked being given only a few choices of colors, materials, etc...

I do wish that we were given a little more information up front so that I could do my "research" at thinking at home first before showing up at the selection center. I did have a small idea, mainly becuase of the snooping around on these blogs that I took the time to do, but that was it. I did go back a few times to make a few changes, however.

Lucky Number 14

So far our lucky number in this journey appears to be 14! New street address: 114 Lake Forest Drive Signed contract to build: April 14, 2102 The Big Dig began: May 14, 2012 June 14 is approaching next week...hoping that we can keep rolling with luck 14, and we might be ready for predrywall meeting...???

Mortgage Free! Well, at lest for a month or so....

The past few weeks have been a whirl wind! The Big Dig began on our new Ryan Venice, and we FINALLY closed on our home of nearly 8 years, the last 3 of which we had it on the market for sale!The sale of the home want rather smoothly until the final week. The Week before we were ready to close, the buyers came back and asked that we contribute another $1000.00 to be used towards their first years insurance or they were going to walk away! WHAT!!?? We were just a bit annoyed to say the least. We were already paying 100% of their closing costs through some creative paperwork. My theory is they just didn't have the money at all to close. They literally walked into the purchase of our house without a dime out of their own pocket. Whatever, and good riddens! As upset as we were, we werent really in a position to call their bluff, as we were already under contract with the Ryan home, and construction had just begun.The sale finally closed last week, on May 29th, and we are mortgage free for at least a few weeks! Construction is moving along nicely with the new home, and it looks like we will be on target to close as projected in late July or early August.

Timeline to Date

This is definately happening FAST! Or so it seems at least... Over the past few years I heard people tell us " it will happen when you least expect it" in regards to selling our house. Seriously, I grew to really dislike that expression, but it is true! Here is a timeline of the past few weeks to bring us up to speed! I will try to revisit the high liters of each of these visits in future posts.... 3/27/12 received offer on current home 3/28/12 counteroffered and accepted contract for sale of current home 4/1/12 visited Ryan Homes Model and fell in love. I just realized it was April Fool's Day- oh Jeez... Hope that's not a bad sign!!!! We did drew up some mock pricing with some wish list items.... 4/9/12 met with Ryan Homes SR to talk a bit more seriously....picked out a lot that we liked. Put a 1k deposit down on the lot to hold it until we came back to maybe sign an actual contract to build. 4/11/12 received Pre approval for financing with NVR 4/14/12 signed contract to build 4/18/12 met with NVR loan officer at model home to complete formal paperwork for mtg application. 4/19/12 visited Ryan Homes Design Center to select colors and options 4/21/12 revisited design center after "thinking about" some of our original selections 4/26/12 met with SR to sign and complete our first and hopefully last change order for colors, materials, ad ons, etc 4/30/12 noticed in a lot drive by visit tht our lot. Ow has "stakes" 5/3/12 Pre- construction meeting 5/3/12 lot now has stakes and an orange spray painted outline of the foundation of our home. 5/9/12 planned date for the "big dig" 5/16/12 moving day from our current home into interm living with mom! Oy! 5/18/12 estimated closing date on current home Late July- estimated closing date for NEW Home!

From OLD to NEW

We are about to begin on an exciting journey of building a NEW Ryan Home, something we never even considered until about a month ago when we FINALLY received an offer on our current home after having it on the market for 3 YEARS! Our current home was built in 1904. It is listed on the National Registry of Historical Homes. We found our current home just a 2 months after being married when we were still NAIVE and unrealistic about just how handy either of us are with tools in general. Yes, there is maintanence and repairs necessary with any home, regardless of its age, but an old home requires that special touch to keep it true to its original character and craftsmanship yet functional for modern day living. Our current home was built at the beginning of the craftsman period. It is a colonial with LOTS of beautiful woodwork throughout. We were immediately drawn to it for its beautiful character, meticulous woodwork, and stately charm. We did not have kids yet, so naively did not look beyond the house itself. Fast foreword a few years, and along came our twins, and life as we knew it changed forever. Our beautiful home on a main road of a rural village was no longer as charming as we had dreamed it would be when we were newlywed and purchased oour home. We now saw a house with a yard that we could not let our children play in alone, as the traffic in front of the house was way too dangerous, and the locals, well.... Let's just say they are not as "neighborly" as we had hoped them to be 8 years ago! In the 3 years we have had our current home on the market, I can at least say we had TIME to narrow down where we wanted to live. We have chosen to go back to the town and school district that I grew up in, and my mom still remains. It is about 30 minutes closer to the rest of our "life" ( work, friends, kids activities, etc....) so the close proximity to everything will be a welcomed change for sure! We thought we had our choices narrowed down to 2 specific neighborhoods. We saw several houses come and go on the market during the 3 years that we have had our current home on the market. So, when we FINALLY got the offer, we thought it would be a no brained to find our next home. We spent a few days visiting every existing construction home on the market in the 2 neighborhoods we loved,agreeing that location and neighborhood were of primary importance to us. After touring the homes, we saw lots of homes we liked, but nothing that we just loved. We did like/love one, but someone else beat us to the offer. Then, what began as a whim, led us to our now future home. There is a neighborhood about a mile away from the 2 neighborhoods we had thought were going to be our only considerations. The neighborhood began as a Parade of Homes showcase neighborhood about 5 years ago, but never took off as the original developer had hoped, most likely due to the location. It is just within the limits of a village municipality. We live in Upstate NY which is already known for extraordinary high property taxes when compared to national averages, so when you add a village tax on top of a town tax and a school tax, well.... People do tend to shy away, especially when a tax on parade of homes showcase home price point... So in comes Ryan Homes... They have pretty much become the primary builder in the neighborhood, and it is finally taking off. We stopped by to look at the model home on a "whim" after doing a marathon of open houses one Sunday, and of course, fell in love! After crunching the numbers, it turns out we can build a new construction home for about the same price point and features that we were looking at in the existing construction neighborhoods, and the taxes, with the added village tax were not that much more...TAXES... They are what they are, I suppose! In the end, we will have a NEW home with OUR choices of colors and design, and not a home with someone else's color choices and material choices that we have decided that we can just "live with" until we get around to making it our own!
